Value Engineering
- Perform value engineering to improve flow or storage with less space
- Determine if other similar building materials can be used at a reduced cost.
- Prepare line item construction budget.
- Determine if a Construction Manager or General Contractor is needed or if we will perform the TI ourselves.
- Create a potential bidders list.
- Send drawings out for bid. Receive, organize, and analyze, then award bids.
- Prepare a simple Bar chart schedule of the sequence of work and material ordering.
- Make a list of delivery dates of long lead items and color and material selections.
- Contact trade contractors and material suppliers in the order needed to proceed with the project.
- Issue award letters to appropriate contractors. All expenditures will be on a purchase order and assigned to a line item.
- Schedule contractors to begin and finish the work
- It is especially important that all work be inspected to insure compliance with professional standards and specifications
- Contact county for appropriate inspections, mechanical, rough framing, above ceiling and final.
- Establish and control access to the site.
- Order materials at the appropriate time.
- Assist with client visits as needed.
- Keep site safe and clean.
- Keep documents in order in the BIBLE.
- Approve invoices once per month.
- Keep track of the expenses and make estimates of remaining expenses once per month.
- Notify office of any change order as soon as possible.
- Mark Snider should approve all expenses over budget.
- Assist in creating a final list (punch list and completion of these items).
