Value Engineering

  1. Perform value engineering to improve flow or storage with less space
    1. Determine if other similar building materials can be used at a reduced cost.
  2. Prepare line item construction budget.
  3. Determine if a Construction Manager or General Contractor is needed or if we will perform the TI ourselves.
  4. Create a potential bidders list.
  5. Send drawings out for bid. Receive, organize, and analyze, then award bids.
  6. Prepare a simple Bar chart schedule of the sequence of work and material ordering.
  7. Make a list of delivery dates of long lead items and color and material selections.
  8. Contact trade contractors and material suppliers in the order needed to proceed with the project.
  9. Issue award letters to appropriate contractors. All expenditures will be on a purchase order and assigned to a line item.
  10. Schedule contractors to begin and finish the work
  11. It is especially important that all work be inspected to insure compliance with professional standards and specifications
  12. Contact county for appropriate inspections, mechanical, rough framing, above ceiling and final.
  13. Establish and control access to the site.
  14. Order materials at the appropriate time.
  15. Assist with client visits as needed.
  16. Keep site safe and clean.
  17. Keep documents in order in the BIBLE.
  18. Approve invoices once per month.
  19. Keep track of the expenses and make estimates of remaining expenses once per month.
  20. Notify office of any change order as soon as possible.
  21. Mark Snider should approve all expenses over budget.
  22. Assist in creating a final list (punch list and completion of these items).
