Site Selection

  1. Analyze demographics to determine growth patterns for current and future markets.
    1. Where does the consumer go now for your product or service?
    2. Why will they change their behavior and come to your store?
  2. Study existing and future traffic patterns.
  3. Review possibility of future infrastructure improvements and their impact on the site.
  4. Review access and cost of gas, electric, water, sewer, phone and communications.
  5. Research frequency of power outages and availability of water in the future.
  6. Review and understand the governmental factors controlling or having an impact on the site such as zoning, licensing, and receptivity to the product or service.
  7. Search for any and all competing sites in the targeted area.
    1. Determine the costs of each in comparison to success probabilities.
  8. Determine the probability of flooding, pest problems, weather patterns, or EPA issues.
